Multiple reviews cite unpleasant sargassum piled on the beach causing a foul smell and preventing swimming; one guest reported black marks, a leaking toilet and a scorpion in the room—overall cleanliness and beach hygiene are notable negatives.
Repeated praise for very friendly, attentive and helpful staff; several reviews highlight excellent service that made stays special.
Consistently praised: beachfront location, great ocean views and proximity to the Sian Ka’an reserve; location is a major positive despite the sargassum issue.
Many guests describe beautiful, spacious bungalows and large bathrooms; however one detailed negative report mentions rotting wood, cracks and poor construction—overall rooms are mostly very good but with occasional serious defects.
Pool, restaurant, private beach seating and garden are noted as attractive features; a few remarks about pool maintenance and nearby abandoned cabins slightly reduce the score.
Several guests explicitly call out poor value for the price charged (too expensive for the level of finish and services), including one guest who felt the stay was a major disappointment relative to cost.
Limited direct commentary; restaurant is mentioned positively by some, though one guest noted no breakfast included for the price—overall F&B impressions are generally good but not heavily detailed.
Despite the recurring beach/sargassum problem and some isolated severe room issues, the majority of reviews describe a very warm, charming stay with great staff, location and rooms — net experience is highly positive for most guests.
