8.6 · 305 reviews
Cleanliness6.0
Mixed reports: some guests praised hygiene, but multiple reviews reported cockroaches, insects and animals entering rooms, indicating inconsistent cleanliness standards.
Service10.0
Generally praised: staff frequently described as friendly and helpful (named staff like Julieta, lending fans, assistance with pool access). There are isolated serious management failures (unanswered emails, refund refusal) but most guest interactions were very positive.
Location9.8
Excellent beachfront location with nearby restaurants and brunch spots; many guests loved the beachfront views and terrace. Note: sargassum season can make swimming in the sea impossible at times.
Room Quality9.0
Mostly very good rooms (spacious, larger than pictured, nice views) though some guests experienced hard beds, missing booked balcony and occasional AC failures; overall room quality is strong but with occasional variability.
Amenities9.0
Good amenities reported: fridge, parking, beach beds/umbrellas and access to the neighbor hotel's pool (sometimes free or paid). Some rooms had AC issues and the property lacks its own pool, but amenity offerings are overall solid.
Value for Money6.5
Several guests felt the hotel was overpriced for the area and recommended staying in the city center for better value; mixed experiences lower perceived value.
Food and Beverage9.0
Convenient dining options nearby and on-property beach club offerings; however, the policy prohibiting outside food/beverages at the beach club was a negative for some guests.
Overall Experience9.5
Predominantly positive guest experiences (many 'Super' and 'Amazing' reviews praising location, staff and rooms), tempered by occasional severe issues (bugs, AC failures, booking/management problems and seasonal sargassum).

“A wonderful place and so incredible to see the turtles! Thank you”
Superb view!
We saw turtles nesting on the beach under our room every night we were there and even released baby turtles into the sea
Luis was so friendly and helpful - such a great stay! Thank you!
Just be aware that there is no breakfast - not a problem though as plenty if cafes/ shops near by
Also, be aware that you can’t really go in the sea because if the seaweed - this didn’t bother us at all

“Lovely beachfront room with large balcony and amazing view. Highly recommend.”
Room was large and facing the ocean, right by the beach. The large balcony on the second floor made it awesome to enjoy the view. There is also a rooftop terrasse on the 3rd floor to enjoy the stars at night of for more privacy enjoying the sun and tanning during the day. Sleeping with the windows open made it so fun to sleep to the sound of the waves crashing on the beach, and having some wind during the night. The vibe of the hotel is as on the pictures. Fun, relax and unpretentious. We loved it. The beach was small and cozy and uncrowded. Nice restaurant options at walking distance. Staff was very friendly and welcoming. There was free parking available for us right in front of the hotel which made it very convenient considering parking space is challenge in Tulum, and quite expensive. Wonderful turtle egg laying experience at night right in front of the hotel. Sea turtles came every night to lay their eggs, and hatchlings from one nest came out to reach the ocean (we were there mid August). We loved our stay and would gladly go back again (despite the sargassum, see below).
Little improvements:
- Roof needed a check to fix minor water infiltration during rain.
- Fridge is basic and upgrading to a model with a small freezer would have been highly useful.
As for all beaches in Tulum, we had to deal with a massive sargassum problem which made swimming in the ocean not really possible. The water was all brown and beaches were loaded with *literally* tons of sargassum. Tulum's beach cleanup staff came almost every morning to pick it up, but more sargassum kept coming to the point that significant quantities were already accumulating on the beach before the staff was even done picking up what was already there. Watch for sargassum season before booking.

“Fijne accomodatie en beachclub met zwembad in de buurt.”
Hygiëne, top bedden en fijne sfeer. Ijskast en parkeerplaats aanwezig!
Niks! Maar houd rekening met sargassum in de zomer, dan kun je niet zwemmen in de zee.

“A simple and overpriced hotel”
A basic room with AC. The staff are friendly, especially Julieta.:)
I would not recommend visiting this beach area during the summer, as the sea conditions make swimming impossible. The hotel is significantly overpriced; you would be much better off staying in the city center for half the cost. Additionally, there was a persistent cleanliness issue, with cockroaches appearing in my room few times during my staying.
