Multiple reviews mention poor cleanliness: dirty rooms, stained walls and terraces, pools with leaves, and cenotes reported as not well maintained.
Service is frequently praised (friendly, welcoming reception; included guiding and access to cenote park); staff assistance and early check-in noted positively.
Location is a standout: on-site access to multiple spectacular cenotes, zipline/kayak activities and jungle setting make the location a primary reason guests choose the hotel.
Rooms are spacious, some have kitchens, AC and hot showers with good pressure; mixed comments on beds (comfortable for some, a bit hard/old pillows for others) and occasional wear.
Strong amenities include free access to cenotes, pools, zipline and kayak options and suites with kitchen facilities; however maintenance of pools/cenotes and limited restaurant hours were noted.
Guests repeatedly cite high value because entrance to cenote park and activities are included with lodging; overall price-quality perception is very positive.
Food receives mixed-to-negative feedback: on-site restaurant closes early (around 17:00), limited buffet options (few fillings), and inconsistent vendor hours for breakfast.
Overall experience is very positive due to unique access to cenotes, tranquil jungle setting and good service, tempered by cleanliness and food-service issues.
