Where to stay in Nice — Old Town & the Promenade

9 min read·July 1, 2026

Nice decoded — Promenade, Old Town and the Baie des Anges

Nice is the only Riviera town that works as a real city — a functioning airport 20 minutes from the centre, a tram line, supermarkets, and a population that lives here year-round. It is also, in the same half-mile, one of the most photographed seafronts in Europe: the Promenade des Anglais curling along the Baie des Anges, backed by Belle Époque palaces, and the Old Town's ochre facades stacked up the hill behind the flower market. For most first-time Riviera travelers, Nice is the right base — walkable, well-connected by the coastal train, and central to day trips into Monaco, Èze, Antibes and Cannes.

Promenade vs Old Town

The Promenade des Anglais is where the Negresco, Anantara Plaza and Hyatt Regency line up facing the sea — wide balconies, sea views, an easy walk to the airport bus and the tram. The Old Town (Vieux Nice), a five-minute walk inland, trades sea view for atmosphere: narrow ochre streets, the Cours Saleya flower and produce market, socca stalls, and boutique hotels like La Pérouse tucked into the cliff above it. Most travelers pick Promenade for the view and Old Town for the immersion — either puts you within 15 minutes' walk of the other.

Why Nice over Monaco or Cannes as a base

Nice is roughly half the price of Monaco or Cannes for an equivalent room, has the only major Riviera airport on its doorstep, and sits at the geographic centre of the coast — Monaco 30 minutes east, Cannes 45 minutes west, Èze 20 minutes, by car or the cheap coastal train. It's the base that lets you day-trip the whole Riviera without repacking.
“Nice is the Riviera's only real city — and its centrality makes it the smartest single base for a first visit.”

Getting around from Nice

The coastal train (TER) runs Menton–Monaco–Nice–Antibes–Cannes for a few euros each way — the cheapest and often fastest way to day-trip. A rental car helps for Èze and the Caps, where public transport thins out. Nice Côte d'Azur (NCE) airport is 20 minutes from the centre by tram or taxi.

Frequently asked questions

Is Nice better than Cannes or Monaco for a first Riviera trip?

+

Yes for most travelers — it's cheaper, has the airport, and sits centrally for day trips to Monaco, Èze, Antibes and Cannes by car or coastal train.

Which is better — Promenade or Old Town?

+

Promenade for sea-view balconies and easy airport/tram access; Old Town for atmosphere and walkability to the flower market and socca stalls. Both are a 5–10 minute walk apart.

How far is Nice airport from the centre?

+

About 20 minutes by tram or taxi — the closest major airport to any Riviera hotel base.

Can I day-trip Monaco and Cannes from Nice?

+

Yes — Monaco is 30 minutes by car or coastal train, Cannes is 45 minutes. Both are comfortable half-day trips.

What's the Old Town famous for?

+

Cours Saleya's flower and produce market, socca (Niçoise chickpea pancake) stalls, and narrow ochre streets that climb toward Castle Hill.
