Breakfast is great and it is included in the stay. It is really good. The hotel is very small, only about 10 rooms and looks like they were all recently added. The rooms are small but doable if you don't spend a lot of time there. The location is good, away from all the noise of the marina and if you don't mind a little walk.

Your experience will vary by the room you stay in. We stayed here 12 nights.....7 in room 6 and it was a good experience, internet worked, bathroom was pretty nice. Then 5 nights in room 3 and it wasn't good. Sink was too small and high, internet didn't work. There was a dog outside that barked a lot. There is a makeshift elevator (glorified pully) and it is loud as hell. Will wake you up every morning at around 7:30-7:45 (some uses it at that time). The middle area can be noisy if people talk.

Breakfast was included and was delicious, the rooms and decor was nice for the price.

It was a little bit of a walk (about 7 blocks) from the Marina, but for the value we didn't mind getting our steps in.
